Situated in an enviable position overlooking the village Common, the Mount House is located in the heart of the charming and sought after village of Dinas Powys in the Vale of Glamorgan.

This thriving village provides a range of shops, salons, three public houses, cafe and deli. Leisure facilities include tennis, golf and bowling clubs and beautiful walks over the Common and throughout the surrounding woodland. The village is noted for its excellent primary schools.

Dinas Powys is predominately a commuter town, being just 5 miles south west of the Capital City and 9 miles south east of J33 of the M4 motorway.

The village has excellent transport links to the city centre with Dinas Powys railway station providing frequent services to Cardiff and the Vale of Glamorgan. The village is served by both Cardiff and Vale of Glamorgan bus services.

Originally a farm house called Mount Pleasant, the Mount House is a late Georgian villa, extended and reorientated in the early 19th Century and again in the Victorian period. The large property was converted into separate dwellings in the late 20th Century to create two independent properties known as The Mount House and Mount Lodge.

The property maintains a wealth of period features, including panelled doors, ornate ceilings, feature fireplaces and panelled windows and shutters. Furthermore, the principal reception rooms and first floor bedrooms all enjoy a southerly aspect, the latter with stunning views across the Common.

Decorative wrought iron gates open onto a wide gravel drive leading to a double garage and large circular drive.

Half glazed timber double doors open into a stone portico porch with quarry tiled floor. A further set of half glazed oak double doors open into an impressive reception hall, with woodblock floor, ornate ceiling with Lozenge panels and doors to the principal reception rooms.

The sitting room features an ornate, carved, white, marble fireplace with round arched cast-iron grate and bay picture window with panelled reveals and shutters.

A door leads from the sitting room into the panelled snug/family room with two large south facing picture windows and a fireplace with timber mantel, marble hearth and surround. A concealed door leads from the snug into the integral double garage. A second door leads into the office with further door to the garage, log store and boiler room.

The elegant formal dining room has a panelled door, serving hatch and dual aspect comprising two large picture windows with panelled reveals and shutters to the front and further window to the side overlooking the swimming pool.

The comprehensively fitted kitchen features 'Amtico' flooring and also provides space for dining. Doors open onto a delightful rear courtyard.

A rear hallway leads from the reception hall to a light and airy garden room with vaulted ceiling, tiled floor, dual aspect to front and side and double doors opening out onto the swimming pool and sun terrace. A door to the rear of the room leads to a large utility room providing a versatile space, previously used as a second kitchen.

A wide turning timber staircase rises from the reception hall to the landing serving all bedrooms.

The large principal bedroom suite enjoys a pleasant aspect overlooking the front garden and Common beyond and features an en-suite bathroom and spacious dressing area, the latter large enough to use as an additional, fifth bedroom.

There are three further bedrooms off the central landing two of which are en-suite and a family shower room.

A large laundry room completes the first floor accommodation with built in linen cupboards and sky light.

The front of the house features a large circular loose gravel drive providing parking for several cars as well as access to the double garage.

A swimming pool, sun terrace and level lawn, sheltered by the boundary wall, provide a perfect area for entertaining and alfresco dining.

A gate from the sun terrace leads to a private side courtyard which in turn leads to the rear of the property and a delightful rear courtyard.

Gates from The Mount provide rear access.

Travelling south along the A4055 into the village of Dinas Powys, turn right onto Elm Grove, immediately after Dinas Vets.

Proceed for approximately 0.2miles and turn left after the Three Horseshoes Public House onto Station Road.

Take the third turning on the right hand side onto Mount Road and the property can be found on the right hand side.
