Dinas Powys is a village with a strong sense of identity and its own gentle sense of warm community. Set at the Eastern most point of the Vale of Glamorgan, it can also feel like a suburb of the city of Cardiff and indeed journey time by train from the village to Cardiff Central is just 14 minutes.

This thriving village provides a range of shops, salons, three public houses, cafe and deli. Leisure facilities include tennis, golf and bowling clubs and beautiful walks over the Common and throughout the surrounding woodland. The village is noted for its excellent primary schools.

Dinas Powys is an easy commute from Cardiff, being just 5 miles south west of the capital city and 9 miles south east of J33 of the M4 motorway.

The village has excellent transport links to the city centre with Dinas Powys railway station providing frequent services to Cardiff and the Vale of Glamorgan. Bus services operated by both Cardiff and Vale of Glamorgan
operate within the village.

North Lodge

Who can live at Arbor Vale?

Arbor Vale is exclusively reserved for persons aged over 50 years and their spouses, partners or co-habitees. No person under the age of 18 can permanently reside at Arbor Vale unless they are a care-provider for a qualifying occupier. Guests of any age are of course welcome at any time.

When can I view?

During the process of construction it will not be possible for viewings to take place however we will look to have an example Show House available to be viewed at the earliest opportunity. At this time, the expected date for our Show House opening is June 2017.

Reservation Process

Once you have decided on which plot at Arbor Vale interests you most, the process of reserving it is simple. A reservation fee of £2,500 will secure the property for you after which we will have an agreed timeframe in which to exchange contracts. The reservation fee is refundable (less reasonable out-of-pocket expenses) in the event you decide not to proceed.

Caretaker
A caretaker is to be employed for four hours each weekday to look after the site. The caretaker's duties will be able to be varied but are expected to include cleaning and sweeping the common parts, gardening, general-tidying, putting out refuse and providing general assistance as required.

Service Charge
There is an annual Service Charge (paid annually or each month.) to cover the costs of the caretaker plus additionally, the Service Charge covers the cost of buildings insurance, window cleaning, communal area electricity and the creation of a maintenance sinking fund.

The Service Charge is controlled by local management company Western Permanent Property who are based in Cardiff ()

The current budgeted costs are between £1,580 and £1,696 depending on the size of the property.

Additional Costs
