Our Core Services
1. Tenant Find Only
Ideal if you wish to manage the tenancy yourself but want us to handle the set up professionally and legally.
Includes:
- Market appraisal and rental advice
- Professional property marketing
- Accompanied viewings
- Comprehensive tenant referencing
- Preparation of the Occupation Contract (in line with the Renting Homes (Wales) Act 2016)
- Deposit registration with a government-approved scheme (TDS)
- Collection of first month’s rent and deposit
- Handover to landlord upon tenant move-in
- Optional add-ons: inventory & check-in
Fee: 50% of first month’s rent plus VAT (60% inc. VAT)
Minimum Fee: £750 plus VAT (£900 inc. VAT)
2. Fully Managed Service
Our most popular option, a complete service for landlords who want everything handled professionally and legally from start to finish.
Includes everything in Tenant Find Only, plus:
Before Tenancy Begins
We help landlords meet all legal safety obligations, including:
- EPC (Energy Performance Certificate)
- Gas Safety Certificate, arranged annually
- Electrical Safety Report (EICR), every 5 years
- Smoke Alarms, mains-powered and interlinked on each storey
- Carbon Monoxide Alarms, installed in rooms with solid fuel or gas appliances
- Inventories & Check-Ins, professionally compiled for clarity and deposit protection
- Deposit Protection, all deposits registered with the Tenancy Deposit Scheme (TDS), as required by law
We’ll oversee or arrange any remedial works required to ensure your property is fully compliant before the tenancy begins.
During the Tenancy
- Rent collection & accounting
- Monthly landlord statements
- Chasing rent arrears (if necessary)
- Routine inspections with reports
- Handling maintenance and repairs
- Serving of legal notices if needed
- Tenancy renewals or section notices
- End of tenancy check-out and deposit negotiation
Fee: 8% of monthly rent plus VAT (9.6% inc. VAT)
Set up Fee: £150 plus VAT (£180 inc. VAT)
Deposit Registration Admin Fee: £75 plus VAT (£90 inc. VAT)
Rent Smart Wales Compliance – Sorted
We ensure your property complies with Rent Smart Wales:
- We are a licensed letting agent, meaning you don’t need your own licence to let through us
- We handle registration, contracts, and tenant communication in full accordance with the Housing (Wales) Act 2014
- If you’re self-managing, we can guide you through your own registration and licensing process too
